Terms of Service

Welcome to Fire Leaders. Please read these terms carefully. They outline the legal framework for our fire engineering, installation, compliance, and maintenance services in the United Arab Emirates.

1. Acceptance of Terms

These Terms of Service (“Terms”) govern the relationship between Fire Leaders Fire Systems Cont LLC (“Fire Leaders”, “we”, “us”, or “our”), a certified fire engineering company based in Sharjah, UAE, and you (“Client”, “User”, or “your”), regarding your access to our website (fireleaders.ae) and the fire safety services we provide.

By accessing our website, inquiring about our services, or signing a contract with us (such as an Annual Maintenance Contract or Installation Agreement), you acknowledge that you have read, understood, and agreed to be bound by these Terms, as well as all applicable laws and regulations in the United Arab Emirates.

2. Services & Engineering Scope

Fire Leaders is fully certified and approved to design, supply, install, test, commission, maintain, and certify fire safety and protection systems. The scope of our services includes, but is not limited to:

  • Fire Alarm Systems (Detection, Panels, Control modules)
  • Water-Based Fire Fighting Systems (Sprinklers, Fire Hose Reels, Deluge)
  • Clean Agent Fire Suppression (FM-200, Novec, Kitchen Hood Systems)
  • Voice Evacuation and Emergency Lighting Systems
  • Fire Pumps and Water Supply Systems
  • Fire Protection Intumescent Coating
  • Annual Maintenance Contracts (AMC) and Engineering Audits

All project installations, supplies, and designs are executed based on custom scopes defined in separate commercial agreements or engineering layout plans. We reserve the right to modify or discontinue services due to lack of supply, technical constraints, or revisions in local fire safety codes.

3. Civil Defense & Approvals

In the United Arab Emirates, fire safety is heavily regulated by local authorities. Fire Leaders is fully approved by the Sharjah Civil Defense and relevant Free Zone Authorities (including SAIF Zone and Hamriyah Free Zone Authority) to execute and certify fire protection systems.

Important Client Obligations:

Clients are strictly responsible for providing full, unimpeded access to facilities for inspections and installations, and delivering correct building schematics. Any delays in obtaining Civil Defense approvals caused by building structural anomalies, unauthorized modifications, or failure to pay municipality fees are the sole responsibility of the Client.

We certify installations and systems strictly in accordance with the UAE Fire and Life Safety Code of Practice and NFPA (National Fire Protection Association) standards. We will not issue compliance certificates for systems that fail inspection or show signs of illegal modifications or tampering.

4. Annual Maintenance Contracts (AMC)

Annual Maintenance Contracts (AMC) are legally required for commercial properties, warehouses, and multi-tenant residential buildings in the UAE to obtain or renew trade licenses. Under our AMC agreements:

  • We conduct scheduled preventive maintenance visits (typically quarterly) to inspect, test, and tune your fire alarm and firefighting systems.
  • We provide 24/7 emergency repair support for registered AMC clients in the event of system failures, false alarms, or pressure drops.
  • Our technicians write detailed maintenance logs and supply Civil Defense compliance certificates upon successful completion of required safety audits.

AMC terms are governed by the specific dates, pricing structure, and callout rates defined in the signed contract document. Failure by the client to allow scheduled visits or maintain system utility levels (e.g. water supply for pumps, electrical power for detection panels) may void compliance certifications.

5. Limitation of Liability

While we apply the highest professional engineering standards, fire protection systems are emergency mitigators and cannot guarantee the absolute prevention of fire damage, smoke inhalation, or loss of life.

Exclusion of Liability:

Fire Leaders shall not be held liable for any loss, damage, injury, or fatality resulting from:

  • Unauthorized repairs, adjustments, or tampering with the systems by third parties.
  • Power failures, water shortages, or drops in municipal mains pressure that affect sprinkler and pump performance.
  • System failures resulting from clients ignoring critical inspection warnings or refusing to authorize necessary replacements.
  • Events of Force Majeure (including extreme weather, earthquakes, civil disturbances, or systemic utility collapses).

In no event shall our total aggregate liability under any contract exceed the net amount paid by the Client to Fire Leaders for the specific service or project that caused the claim.

6. Governing Law & Jurisdiction

These Terms of Service and any engineering contracts signed with us are governed by and construed in accordance with the laws of the Emirate of Sharjah and the federal laws of the United Arab Emirates.

Any dispute, controversy, or claim arising out of or in connection with our services, website, or these Terms shall be subject to the exclusive jurisdiction of the competent courts of Sharjah, United Arab Emirates.
